1. How large are the lots?
Average lot size is 100 x 60.

2. Do I own the land?
Yes, you will receive a recorded deed

3. If $89,900 is the starting price, what is your average selling price?
Most of our customers enlarge their decks, porches and include storage buildings, making the average selling price about $110,000.

4. Are all of your lots the same price?
We have several premium lots, which have an additional cost.

5. Do some lots connect to greenbelt property?
Yes, approximately 75% of our lots have at least one side that adjoins greenbelt (common) land.

6. How long does it take for my cabin to be completed?
From contract to completion, it will take approximately 4-6 months

7. What is the Maintenance Fee and what does it include?
$600 / yr, includes septic, trash, and mowing of green belt areas.

8. How much does it cost to reserve a lot and order my cabin?
$10,000

9. How much are property taxes?
Approximately $500/yr

10. Does Chimney Ridge provide financing?
No, but you may use local banks or your own bank's Equity Line

11. What is a park cabin?
They are manufactured as recreational park trailers, no more than 400 sq. ft., built to ANSI Code A119.5, that defines approximately 500 building and safety standards. After arrival, each cabin is permanently anchored to the lot, then porches and decks are built.

12. How big are the cabins?
We have 6 floor plans at approximately 400 sq. ft. each.

13. May I have porches and decks?
Yes, up to 3 covered porches and 1 open deck.

14. May my covered porch be screened?
Yes, any porch may be screened, or all 3. However, covered porches may never be enclosed with glass or vinyl windows.

15. May I have a storage building?
Yes, a 10'x12' all-purpose building is an option, which will look like your cabin with a metal roof and stained walls

16. Can I have an extra bathroom or toilet in my storage building?
No

17. What is included in my base price?
A cedar or log sided cabin with a metal roof, refrigerator, stove, ceiling fan, water heater, central heat/air system, 2 covered porches w/steps, stacked rock foundation, landscaped lot, paved driveway, connection to all underground utilities, sales tax, delivery & set up costs.

18. May I build my own porch?
No. All exterior additions are built by our developer-approved contractor, in order to insure uniformity & quality of construction, and protect all homeowners.

19. Do you have rules and regulations?
Yes, all homeowners will be given Covenants that discuss rules, regulations, and guidelines for everyone to adhere to.

20. Do you have a homeowners association?
Yes. After ¾ of homes have been sold, a homeowners association will be formed.
